What is cash-on-cash return?
Cash-on-cash return measures annual pre-tax cash flow as a percentage of total cash invested. If you invest $80,000 and receive $6,400/year in cash flow, your CoC return is 8%%. It's the most practical ROI metric for rental investors.
What is a good cash-on-cash return?
8-12%% is generally considered good for residential rentals. Above 12%% is excellent. Below 5%% may not justify the effort and risk compared to passive investments like index funds.
Does this include appreciation?
No. Cash-on-cash strictly measures cash flow return on cash invested. Appreciation, principal paydown, and tax benefits are separate return components. CoC tells you what the property puts in your pocket each year.
